As a "former" Real Estate Agent who turned that hat in long ago, I found my calling as a Land Investor whereby I'm able to help others who want to sell, without a long wait time, extra fees, or hassles with so much paperwork that protects the Realtor more so than you.


 Nevertheless, I'm very familiar with land acquisition and the recording process as well as necessary documents needed to finalize a purchase.  However, utilizing a Title/Escrow company is always my preferred way of doing business and it's a cost I pay for when I buy land. 


Many states on the Eastern half of the USA require an Attorney to be involved in the sale process for any type of Real Estate.  When I buy properties in these states, this is also a cost I pay along with my purchase for the land you don't need.


SO, WHAT MAKES ME ANY DIFFERENT FROM THE OTHERS:

  • Very few investors use an attorney, leaving things to chance.  I have an attorney which is available to review any documents and provide consultations if needed, so we can all be sure things are done legally and correctly. That way I'm able to better help you get the cash you want. 


  • Detailed Research is important to me since I do not just rely on computerized automation. Using several methods helps me provide a more beneficial offer for you.  Note that I will have a lot of extra costs to incur along with my purchase, but the amount shown on the Agreement will be what you get.


  • I also work with County Recorder's Offices to make sure the Deed and all other documents are processed and recorded correctly once all of the conditions have been met, so following up even after the transaction has been completed matters to you and to me.


  • Another Key Thing about how I operate is that I care about the people I work with and communication is important. I realize we all have things happen in life, and in order for me to best help you, I'd like to get to know you, just as I'm sure you'd want to know more about me too.
